Introduction

Despite four years since Royal Assent, much of the Building Safety Act remains challenging to navigate, with extensive secondary legislation and technical requirements. The new duties are now firmly in play and should be on everyone’s radar. A large part of the Act centres on the work of the Building Safety Regulator. Following the Grenfell disaster in 2017 and the six year Inquiry whose Recommendations were released in 2024, the Government introduced a comprehensive regulatory regime to reform the construction and maintenance of high rise residential buildings: the BSA.

In this new combined and extended 3 hour online Learn Live workshop, you will learn the BSA’s key areas and legal requirements, and how it affects both existing occupied buildings and new build projects. The session will cover the Higher Risk Buildings regime, certification, the ‘golden thread’, the Gateways, the Accountable Person, the role of residents, and the new competency frameworks. It will work through the key activities industry must address, with checklists to help you set your own priorities.

The workshop will also explore the workload of the three new Regulators, with particular focus on the BSR as overseer of design, construction and occupation. The BSR has wide powers to promote and enforce compliance and to advise both industry and residents. No part of the sector is unaffected, and there is much to do to meet new statutory duties and understand the risks of non compliance, including criminal and civil penalties. As the BSR prepares to address the Government’s response to the Inquiry Recommendations, having the key information at your fingertips is essential.

The Learn Live will close with key takeaways and priorities.

This session is suitable for anyone working in or advising on construction projects, or who is responsible for risk or asset management. Those involved in finance, funding, compliance, insurance, or resident engagement will also benefit.
