Introduction

One of the most important and contentious grounds on which a landlord can oppose a tenant’s request for a new lease under the Landlord and Tenant Act 1954 is the landlord’s intention to redevelop, found in section 30(1)(f). This allows a landlord to oppose the grant of a new lease on the basis of an intention to redevelop.

Understanding this provision is essential for anyone advising landlords or tenants in contested lease renewals, because redevelopment claims are fact-sensitive, procedurally complex, and carry real commercial consequences if handled incorrectly.
