Introduction

Once completion has taken place you may think all you need to do is submit your Land Registry application and deal with the next client’s transaction.

However, conveyancing is never so simple, and it may well be that you receive requisitions from the Land Registry which you have some difficulty in satisfying or cannot satisfy at all. Then can follow the threat of cancellation and loss of priority which can mean potential claims by your client, their lender and even potentially your professional regulator.

It is timely therefore to revise the rules and look at advice from the Land Registry, which may help you to avoid such problems.
