Introduction

Poorly drafted commercial leases of office space (such as part of a building) can lead to many disputes both during and after the end of the lease. This is often due to the use of 'standard leases precedents' where there hasn't been enough attention to the detail.

This webinar will look at the usual issues that need to be carefully addressed when using such precedents. Recently Green Lease clauses have become more important and the forthcoming ban on Upward Only rent reviews will be considered.

What You Will Learn

This webinar will cover the following:

  • Definition of demised premises and physical issues to look out for
  • Rights and easements needed, fire escapes, etc
  • Parking arrangements and licences
  • Repairing covenants and terminal dilapidation claims
  • Alterations - landlord's control/tenants' flexibility
  • Green lease clauses and MEES - who pays for it?
  • Climate Change and the Law Society's guidance
  • Improvements and compensation
  • Consent for alterations and green lease issues
  • Security of tenure - should you give it away?
  • Rent review and the ban on 'Upward Only' - what is possible
  • Service Charges and green lease issues
  • User clauses and the wider use classes PD rights

This pre-recorded webinar will be available to view from Tuesday 7th April 2026
