Introduction

Conveyancers are required to advise clients of the potential flood risk to their property as it is essential that clients can access flood cover for buildings insurance.

Flood Re (introduced in April 2016) was introduced to solve this problem, but only does so for a very restricted group of clients.

Due diligence usually involves a desktop flood search, whether the lender insists or not and, once completion has taken place the Government expects property owners to take ownership of the measures that can be put in place to reduce their flood risk, and not rely solely on the Environment Agency.
