SRA Competency B

The commercial letting market is increasingly diverse, with pop-up lettings, short-term arrangements for serviced office accommodation, various forms of co-working arrangements, and very short lease terms all part of the landscape. Letting costs are under pressure as a result, and it is essential to understand the options for short-form documents which will be subject to minimal negotiation.

Licences to occupy and tenancies at will may well be used, while for less formal space-sharing arrangements it is necessary to identify the parameters of what is permitted by the alienation clause. Letting documentation must appeal to the occupier, while protecting the landlord in relation to security of tenure.

This virtual classroom seminar will consider the options and a good basic knowledge of the Landlord and Tenant Act 1954 is assumed.

What You Will Learn

This interactive course will cover the following:

  • Is this a new occupier or a tenant remaining in occupation?
  • How long is the period of proposed occupation?
  • Will the occupier be allocated a particular area?
  • Will there be any sharing of space?
  • What makes a genuine licence to occupy?
  • What makes a genuine tenancy at will?
  • How far is the use of standard documents possible?
