Introduction

The Building Safety Act (BSA) came into effect on 1 April 2023, with further duties introduced from 1 October of the same year.

The Act represents years of work following the Grenfell Tower tragedy and created three new regulators to oversee every aspect of residential building from start to finish, and during occupation. It also amended existing legislation including the Building Act 1984 and the Defective Premises Act 1972.

A year on from the initial introduction of the Act this seminar will explore all the key BSA topics which those in the construction industry need to be aware of, such as the measures for resident safety/security and new rights and responsibilities.

We will also explore the new obligations for industry competency, risk assessment, building certification as well as the regulators’ powers, and responsibilities, including enforcement.

What You Will Learn

This seminar will cover the following:

  • The jigsaw of the BSA: piecing it all together
  • The 3 Regulators: who does what?
  • Key terminology: ‘Duty holders’, ‘Accountable Person’, Gateways and Golden Thread
  • Key aspects for new-build and existing buildings
  • ‘Competency’: the framework and expectations
  • Inclusion: stakeholders and resident engagement
  • Building safety certification: the process, timeline, and actions/ steps
  • Enforcement of non-compliances: statutory breaches and offences
