Introduction

For some time, the Welsh Government has been considering how best to reform Building Safety Legislation in Wales. While the system introduced in England under the Building Safety Act 2022 created a detailed regulatory framework for higher-risk buildings, Wales has until now adopted a more incremental approach.

The Building Safety (Wales) Act 2026 introduces a comprehensive legislative framework governing the occupation and ongoing management of multi-occupied residential buildings in Wales.

Although elements of the regime mirror the system established in England, the Welsh framework will apply to a broader range of residential buildings, introducing new duties for accountable persons and principal accountable persons across separate building categories.

This webinar will provide an overview of the new regime and its implications for professionals involved in leasehold conveyancing and block management.
